Sand the trim with a fine-grit sanding sponge. Sponges get into crevices where sandpaper can’t go and let you apply even pressure. Then apply the ﬁrst coat of paint, let it dry at least 24 hours, lightly sand it again for a completely smooth surface, and apply the second coat. After each sanding, vacuum the trim, then wipe it down with a tack cloth to remove the dust.

This is an area that interior painters can easily cut short to save time. Most contracts don't state the extent of the wall repairs included, so it's up to the painter's discretion how much they will do. If it seems like too much work, they'll usually point out the repairs but don't include it in the bid. They'll then ask you if you'd like it fixed after they start your project and let you know how much more it will cost.

I agree with you Richard, as a painting contractor for very many years, people are always looking to get more and more out of you. I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. Not all people live where they can hire a painting contractor, like you describe. People who live in small towns can only hire painters who have a very small business, and do two or three paint jobs per week. In this case, you do have to be very careful, when you hire a painter, as we have several, in our area, who are out to make a fast buck anyway they can.
I am a painting contractor and have been since 2001. Make sure the estimate provides in writing: What is EXCLUDED as well as INCLUDED. It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.

What's my fav memory of TOH? That's like picking which kid I love the most but if I had to pick something (at least at the very beginning) it would be that I missed home. Most of what little family we have is from So Maine while we lived in Maryland. Seeing a bunch of Bostonians/ N.E'ders on my TV every week with their accents and terms doing something I liked to do I was hooked from day one on TOH and New Yankee Workshop. Never had a work shop with a double sided angle plunging table dado saw like Norm but I could swing a hammer. Bought my first home at 18 and moved right in. Three days later a Housing Inspector knocked on my door with a Condemn order. 18 months later it was the nicest house in the hood. Did everything myself with a weekly pay check, a Black and Decker- Basic Electric book and TOH. Cant remember how many houses I've done since and just finished a attic to basement remodel of a townhouse we picked up a couple months ago (I'm by trade a floor installer, lol). Thanks to these folks (I was raised by a single mom) sparking my interest in this stuff has made a good life for me and my family and I thank you all for it. I would have never been able to afford a lot of the houses, especially my first house if they were not in the condition they were in when I got them. After watching TOH for 8 years before my first I looked at a nearly condemned house as a opportunity.Teachers will say if they just connect with that one kid they were a success. Well you all did.
