They only completed 2/3rds of the job and dumped their paint down a storm drain with a sign saying "dump no waste. Drains to salmon stream". Their owner response was that this was normal to dump paint and their paint was non toxic. In retrospect I should have just called WDFW or Dept. of Ecology. DON'T use this company if you want to protect our environment and want the job done like they said they would.
I see this company had good reviews but in our opinion, our project lacked attention to detail, and sufficient prep work which is the reason we hired a professional painter for our house. Now, after spending several thousand dollars, these guys made two trips, the work we asked for still is done , and now I'm up on a ladder redoing what I hired these guys to do.
I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.

You are right on with this - why do people leave switch plates on when it's just so easy to take them off? Another thing that happened to us - we had the popcorn ceiling taken off and the ceiling painted white. When the job was done and I later went to change out all the fixtures/fans, they had left every fixture in place, so there was a large patch of popcorn and unpainted ceiling left behind - it just didn't dawn on me to specify that they take those down before scraping and painting. It was kind of a mess.
FIRST: Unless you can stay in business painting 1 bedroom at a time for $500-$1000, which you can't, then you will be taking on several thousand dollar contracts that require thousands in Labor and Materials to fulfill the order. Multiply that by 3-4 jobs at one time or in our case 15-20 jobs at a time, YOU NEED TO TAKE DEPOSITS!!! It is horrible business not to take deposits. There are many jobs where its not possible to get a deposit and that is built into or pricing accordingly. If we are not getting a deposit, there is a finance charge built in, contractors are not banks. If you don't have a good feeling about a deposit, your hiring the WRONG CONTRACTOR. Hire people you know or well established businesses.

House Painting Tips Westminster Colorado

Watering down the paint 50%? It will not cover. I am a contract painter and found that most people that I make a contract with immediately try to change the deal and get more than they are paying for. Sometimes, I let them cheat me as they may have other work that I wish to do but other times I put my foot down. I try to get the client to look at what I have done each and everyday if I am going from room to room. I cannot do this If I spray the entire project at once. Even when I have them inspect my work, they often just do not tell the truth and wish to scam me the contractor for more and more while paying the same as the original contract. Most people have not a clue how much work is involved in painting a house and just assume that the painter rolls out the work with no prep, sealing off the place to protect things that are not painted. All of my contracts state that if anything is in the way like babies, dogs, cars, plants and furniture that I cannot proceed and that it is their responsibility to move this stuff. I always seem to be turned into a furniture mover and never get paid to wrench my back. Fact is most people try to rob the contractor and this article tries to make it seem that the contractor is robbing the homeowners. My sister is a prime example of this as she always goes for the lowest bid yet expects a world class job. This means if you pay $500 for a two day paint job do not expect the contractor to live at your home for two weeks and make only $500.

As you walk through your lighted rooms (preferably day light) see if the new coat has light spots showing the precious paint. This is call "bleeding through". This means that there's only one coat of paint or the paint was diluted or the trasition of colors were from light to dark (or the other way around) and primer was not use or the painter is inexperienced.

House Outside Painting Westminster Colorado

Picking exterior house paint colors is a lot different than picking a color for a shirt or a car.  It may help to drive around to observe colors that other homeowners have combined on homes that are of similar size and design as yours.  There are also online resources that provide homeowners with the ability to create virtual makeovers of their home by combining colors together through their software programs as well.

It can be difficult to sort out paintbrushes, so some simple rules help. The stiffer the brush, the cleaner the line it will cut and the more paint you can hold with it. This is especially helpful when painting exterior trim in the summertime, when the brush will start to sag from the paint and the weather. The tradeoff is that a stiffer brush will have a tendency to flick paint, and especially stain, which can make a mess. House Painting Westminster Colorado

To solidify this response, we have been in business for over 30 years as a painting contractor. We didn't just paint a couple of houses 25 or 30 years ago, we paint approximately 900-1000 painting jobs per year and operate with 40 professional painters doing commercial, residential and industrial painting. This article on behalf of Angie's List is totally asinine! I was under the impression Angie's List was only carrying "legitimate" contractors with established reputations. This article written is primarily referring to bottom feeding, one man band operations, trying to hustle for a paycheck.
According to Home Advisor, the average national cost to paint a home exterior is $2,780. The average range is $1,687 to $3,905. The square footage of your home and number of stories are the best way to predict how much a paint job will cost for you. Home Advisor quotes single story homes 500 – 1,500 square feet at $1,000 – $3,000, two story homes $1,500 – $3,000 square feet at $3,000 – $4,500, and three story houses 3,000 to 6,000 square feet at $4,500 – $6,000+.
I respect Tom Silva and have learned a lot from him. I am a little disappointed Tom had the home owner calk the tub with no water in the tub. Most calk fails because it is applied to an empty tub. When the tub is filled with water the additional weight pulling down causes the calk to pull loose. By applying calk with water in the tub you prevent that from happening the first time the homeowner fills up the tub for a bath. Try it. You will find your calk jobs last much longer. Did you even read the article? It was specifying UNSCRUPULOUS painters! And, by the way, the photo at the top was not identified at all. How would anyone know whether it was done by a homeowner or not? Also did you ever stop to think that if a consumer has the knowlege to spot a dishonest contractor then by default he also has the knowlege to identify an honest one as well? And, pardon me, but just because you've never seen something has absolutely nothing to do with whether it has actually happened to someone else. Why would any honest business person be so defensive about the publishing of such useful information? If any painters/painting contractors object to a consumer having this kind of information maybe they are the dishonest ones!

First off all clients want a "deal" As a painting contractor for 38 years I can tell you that residential-commercial-industrial clients (and their needs are all diffrent. It seems this discussion mostly concerns residential repaints,so here goes--first off ALWAYS get a personal referance from a friend or co-worker. Always get an itemized contract that specifies the prep, color, number of coats, and specifics on payment. Remember you want to set up a relationship with the painting contractor of your choice. Bond, license and insurance are required to get a contractors license and are readily available online at your state Labor and Industries website. Second-- find someone you trust. He or his crew will probably be left alone in your home for most of the time. I always tell my clients that I wont bring someone to their home I wouldnt have in mine. Third--$$ Dont ever pay up front always insist on progress draws if the project is 2 or 3 phases remember If a contractor wants $3000 to do the job and you give him half up front he will be working for $1500. It WILL affect the quality of the product. In 38 years of business I have never taken a deposit and have never not been paid in full remember do what you said you would do for exactly what you said it would cost and there will be no problems with getting paid. one last reminder to clients you are also being evaluated when you interview a contractor. He is sizing you up as well. If he thinks you are a bit sketchy the the price will go up or he wont take the job at all. I have turned down some jobs that looked very profitable on the surface that turned out not to be so.(word gets around fast in the small painting community) Good Luck to clients and contractors Home Painters Westminster Colorado
From the beginning, I was impressed with Excel. Their bid process was thorough, presentation professional, prices competitive and attentiveness exceeded our expectations. Ryan, David, Erin and Henry were all very helpful throughout the process and answered all our questions in a timely manner. We were performing some remodeling in conjunction with the painting project and Henry's crew was able to work with and around our contractor with ease. Henry's crew was ahead of schedule, so they were able to start our project early (nearly a week ahead of schedule) and ended up finishing the project the day they were originally scheduled to start! The finished product looks fantastic and am looking forward to using Excel again in the future. Thanks guys!

Albert and his team have excellent customer service. They helped us out with painting the exterior of our house. Our experience of them and their work has been wonderful. They have reliable follow through and when we asked for some modifications on what had been done so far, they were always very courteous and earnest in addressing anything we asked for. Never any kind of attitude at all no matter what the ask was, just eager to please and really devoted to doing an excellent job. We are really happy with how the house turned out, it looks great, thank you so much! We would definitely recommend them to anyone needing help on house repair, stucco, painting, etc.

During the walk through, I enjoyed that Rich was professional and didn't argue or try to argue about work that was outside the scope of the contract.  He explained that an area in the drywall above the doorframe would need to be replaced due to a bad crack in the sheetrock.  The lines on the trim are straight, the walls that are dark have clean lines along the crown molding and baseboard the job looks great, the wall that needed to be floated looks awesome and I couldn't be happier.
To paint a large section without leaving lap marks, roll the nearly dry roller in different directions along the dry edge, feathering out the paint as you go. After completing the entire length of the wall or ceiling, move to the next section and paint over the feathered edges. For the second coat, apply the paint in the opposite direction. This crisscrossing paint application sharply reduces (if not eliminates) lap marks.

I put out a request for bids to several local house painters and quite a few seemed high. One was for over $6000 for painting the exterior of the house with putty fill as necessary, paint included. It was for him and one other guy to do the work. I said, "it's going to take you guys quite a while to get this job done" and he told me that no, they could do it in 2 days. I don't know about you but $1500 a day per painter seems more than just a bit high. I went with someone else and they had several people there for several days working like crazy and did a great job. There are too many scammers.

“I judge my vendors and painters specifically on how they handle the challenges, not necessarily the good times, meaning, if they make a mistake or something happens. I think there’s value in a. how they present themselves … and then, how do they handle the client experience … how do they finish the job, and did they show up when they were supposed to? Did they do the job within the time frame they said? It’s just about meeting expectations. Did they set the expectation and then did they meet it.”

We hired Harvey's to paint the exterior of our house. We had to wait a bit to have the work done, but it was worth it! They did a fantastic job! They showed up when they said they would and finished as planned. When they were finished, they cleaned up everything. We didn't have to pick up anything! I had other bids for the same job and Harvey's price was more than fair and the quality was top-notch! After it was completed, they called to make sure everything was to our satisfaction and told me to call them if we found any problems or areas needing touch ups. I highly recommend Harvey's House Painting!
I do not mean to come off with an edge, however, this is an article for people hiring low bid, uninsured, one man band painters out to "hustle" a buck. Hire reputable, established companies or hire someone you know or have a strong referral from. If you are arguing over watered down paint, ticky, tacky deposits, buying your own supplies, you have hired the wrong guy.

First of all, let me say that work done merits a 4 star review. The bid was middle of the road compared to others we received and we choose Excel based on their great reviews and the experience with Ryan during the bidding process. The painting crew also did a good job and we have no problem with their work. However, David, who works in Excel's office, really left a bad taste in our mouth for the whole project. We didn't love the color our house ended up being - a color match that Excel performed for us - and expressed as such. David was a nightmare to work with once we mentioned we had a problem. He had terribe customer service skills and repeatedly made us feel like it was our fault and that we were stupid. Painting our house was a big commitment and investment in our eyes, and he was not the least bit helpful in trying to get us to an end product we would be happy with. In fact, he succeeded in making us even more unhappy to the point that we gave up on even having Excel repaint to get us to a color we'd be happy with. A very disappointing experience. If you have ornamental or colorful trees, shrubbery or floral selections around your home you should figure their colors into the color scheme selection that is made.  These landscaping attributes will have an effect on how appealing the property is as a whole throughout the year.  Homes that have a great deal of trees can make the property darker and cast shadows onto the home.  Individuals will want to avoid darker colors for these situations.

We've heard countless stories of people who have been let down by other house painting services. No one wants to take valuable time off of work to wait for painters who never show up. At Handy, we pride ourselves on connecting our customers with reliable and trustworthy residential house painters. They will arrive on time, fully ready to do your job.
"I gave five star painting five stars based on several points. They arrived on time for the estimate and also to begin work. They completed the work on time schedule they promised. They paid close attention to detail and made sure everything was just as they found it and that i was completely satisfied. I retired after 35 years as a construction inspector and they exceeded my expectations. I will definitely use them again,in fact Chris is working on an estimate for some additional work for me."

They have so many good reviews, but I just have to add one more. I agree with others who say Excel made the process absolutely painless. They were reliable, friendly, professional and did a beautiful job on our 100-year-old house, whose shingles had seen better days. It looks like new now. Little cherry on the sundae: their bid was also substantially lower than the other two (highly reviewed) painting companies that we had bid. We'll definitely use Excel again.

The cost to paint a room will vary based on the size of the room, the type of paint you select, any ceiling or trim work needed, and any repairs needed. If no repairs or other additional work is needed, painting a room with contractor-grade paint could range from $1 to $2 per square foot, including materials. Selecting a luxury paint (some cost more than $100 per gallon) will certainly increase your house painting costs. Here are some additional examples of average house painting costs, per room:

Buying a can of premium paint, then bait and switch over to low-line products? Again, complete nonsense. Think about it for a moment; the Painter needs 5 gallons of wall finish. So, he buys one can of premium and the rest 'cheap'? How is he going to hide the 4 other gallons? What's he going to hide it in??? He only has ONE gallon of premium. It's not as though he's going to keep older can labels, they would be covered in paint of a different colour.

Journalist Martin Aston passed on a tape that Mark Eitzel had given to him. Never before or since had I received a demo that was 90 minutes long! In fact, it was quite some time before I actually listened to the whole thing all the way through. Every morning and evening, driving to and from work, I would start at the beginning, "24" (I know, I know, what more do you need to hear, right? What a song.), but only get about half way through that and whatever the second song on the tape was before arriving home/at 4AD. When I finally did listen to the full 90 minutes I called young Mark K. and left him a message. I learned later he was sitting in the bath listening to me talk. It was a perfect time for me to hear that brilliant band. House Painting Westminster Colorado&hc_location=ufi">House Painting Westminster Colorado

Paint will be your next-biggest cost, at anywhere from $20 to $70 or more per gallon, depending on the sheen, the grade you’ve chosen and any special features. Some paints, for instance, are mold resistant. Others suppress smells or require fewer coats. Some have a lifetime warranty. Paints with warranties, however, may not be worth a higher price. In Consumer Reports tests approximating nine years of wear, only a few exterior paints and stains with lifetime warranties held up well. But “you’ll grow tired of the color long before a good-quality paint wears out,” Bancroft says.
My wife and I just painted the interior of our house with about 6-8 gallons, of $30+ per gallon (meaning the good stuff, non-diluted) with absolutely fantastic results. However we just paid an average of $5 per gallon. Reason...all big box stores have paint, set aside, that has been mixed but not picked up by the customer. They need to sell it quick and if you're not in a hurry (you know well in advance that a room or two need painting and it's not like the roof leaking and needs an immediate fix) you can go to each store when you need other supplies or food, like Walmart (when convenient, driving 20 miles to each is not worth it) and over the course of a month or two, pick out some very nice colors of quality paint. We found perfect colors...not saying they were our first choice but when we opened the can, very nice and some even better than our original picks. Cost to paint the entire house was about $100, with all materials included, period. We had it on the market for a few months to sell, didn't sell, painted the rooms, got 2 offers the day after we finished, took the best one and never looked back. Home Painters Westminster Colorado
Referred by a neighbor, I got an estimate from Excel along with two other companies to paint the exterior of our home; their estimate was the cheapest by at least a grand compared to the other companies. They contacted me a couple of weeks earlier than expected and offered to do the power washing a week or so earlier due to an opening in their schedule, another opening got them to our house 2 weeks earlier than planned to paint!!!

For interior paint I prefer the semi-gloss, provides a very subtle sheen and is super easy to clean -no flaking, chipping, etc. I've painted a lot, and found that Sherwin Williams Ovation paint has been the easiest to use, and provides the best coverage. I even painted my ceilings with it and WOW! I was done it no time at all, with perfect coverage.
The companies with the best paint products are Benjamin Moore, Dunn Edwards, Sherwin Williams, and Vista Paint. As a painter I don't recommend Berh from Home Depot as much because it's quality is just marketing. Flat paint has no sheen and it shows its true color, but is not easy to wash or clean. Satin, eggshell have low sheen and is washable. Semigloss ang glossy has a high sheen and these paints are recommended for bathrooms and kitchen or where there's high humidity and steam.
I did go with the highest bidder and it did not matter. They did a shoddy job and threatened to take me to court when I pointed out mistakes that they made based on their work standards stated on the quote. I have not paid them yet, just filed a complaint with the BBB. No money down asked, no contract signed. The boss stated I have to high of expectations just because I live in a 121 year old house!

Cleaning oil-based paints can be a challenge. Sometimes it’s best to let your tools dry and throw them away. However, if you plan on saving your tools you’ll need mineral spirits, paint thinner or lacquer thinner, a cleaning comb or brush and two metal containers or glass jars with lids. One container will be for clean solvent and the other for dirty solvent.
Inspect the surface area for holes, cracks or other problems and apply acrylic caulk to fill them in. Use a putty knife to smooth out the caulk and remove any excess to prevent bumps. For particularly thin or narrow crevices, you may have to use your finger to smooth out the caulk. Caulk contracts and shrinks, so apply a second layer once it's dried.

Home and business owners alike know that the professionals of Southern Painting are the best painters in Fort Worth to trust. Not only are our painters bonded and insured – we also back our work with a transferrable 3-Year Limited Labor Warranty.  Combine that with over 30 years of experience, and there’s simply no reason to go anywhere else. We provide services above and beyond what you can do yourself, and we go further for our customers than any of the other painters Fort Worth has to offer.
Specify whether the contractor or you will supply the paint. Check Consumer Reports' paint ratings: In its tests, some relatively inexpensive paints performed better than more expensive paints and cost $10 to $20 less per gallon. But keep in mind that most paints will resist cracking, peeling, mold and mildew. Who does the painting — and how well they do it — is more important than what's in the bucket.

I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.

David was great. Super communicative and responsive about the schedule and what was happening. I was also having a few windows installed and they were super great about adjusting their effort to work around the window people. And Josh and Garcia - I can't say enough about those guys. Josh walked around with me on the first day, going over what was happening and making sure I understood the scope of work. Anytime anything came up, he chatted with me about to make sure I was in the loop. The job site was always tidy and the place was really clean when they left. They were both friendly, courteous, and professional. And I think my four month old puppy would have been happy to go home with Josh. That ungrateful little monkey! (The puppy, not Josh).

House Painting Colors How To Choose Westminster Colorado

When the homeowner is at the point of hiring a painter, they generally will have colors selected or at the very least a color in mind. I always ask for the colors before I bid a job. Dark colors, high sheen colors and specialty finishes require more labor, this drives price. If its not a color change or I'm going over a similar color I give the pricing option of one or two coats. The best advise I can give based on 25 years in the business is to put it all in writing, colors, brands of paint preferred, when the work can be done, who moves furniture and how payment will be handled. I never get up front money. BTW you most definitely get what you pay for with paint. Higher quality products results in and better looking job. Don't be a cheapskate when it comes to paint or the painting contractor.
Over the past year I have had several jobs given to 2 Angie's list recommendations and 1 not from a recommendation. They all have one thing in common, lack of sufficient and correct preparation to save time, labor, and the fact that they put a person in charge that was a cut corners type of worker. The two from Angie's list sent worker/s back to try touch up problems, but once the job is not prepared correctly in the first place any extra work is like putting a band-aid on a dirty wound.

Sorry it is difficult to trust almost anyone in the trades. It is easier to do the work myself and not deal with strangers in and around my house. When I have to hire someone I tell them up front that I'll be checking every detail, pay extra to purchase the materials myself, and if they don't want the job - well good! Those one way plumbing vents should not be sold and in a lot of states they are not code. They only last so many years and you wont know its bad until your house smell like a sewer. That's also if you actually know about it being there in the first place. Someone puts one of them in, the house gets sold, know one knows. Also some not so great plumbers will put them in walls and other place they don't belong. Good way to blow up your house or chase a stink that can never find and never goes away. Also to have radiant floor heating and forced air AC seems like one to many systems.

Had my house remodeled last month by Home Sweet Home. after multiple quotes they had the best price and I had the impression that they take pride in their work, and they did not disappoint. Had beautiful tile done on my kitchen and hardwood flooring on the bedrooms. Great experience from beginning to end, looking forward to doing something to the exterior of the house like my driveway entrance soon!

Ryan, David  and Erin were so  helpful during the entire process. The team was easy to work with, detail oriented and efficient. Because of this the entire project went smoothly, from the in person consultation, scheduling and throughout painting process. Hector and his crew did a wonderful job. They came in on time, asked questions when they needed to, polite, hardworking and most importantly excellent at their jobs.

I have a Home Improvement/Painting business, and Angie's List always advertises that that everyone is out to get them. Of course there are people who try to take advantage of homeowners My reputation and repeat business is based on word of mouth. Shoddy work is always a way to get put out of business quick. As far as strictly painting, preparation is a big factor in getting a quality paint job. If you don't prepare the surfaces you are painting you are spinning your wheels, and wasting money, no matter what paint you use. Getting a deposit from a customer is beneficial, but not always necessary. Sometimes it is a godsend, when you get stuck by the customer, which has happened to me more than once Home Painters Westminster Colorado?version=3">Home Painters Westminster Colorado
Payment. Every client is different. Every job has it's own unique set of circumstances. I always start off the discussion with my clients saying that I'm flexible on how they would like to proceed with payments but that I prefer half down. I refuse to change order. Change orders are my last resort. Instead I ask questions at our initial meeting and try to be sure to cover all bases before I submit my estimate.
If you are going to hire a contractor (professional painter) give a room by room punch list of the fixing of holes small or big, have it identified for the painter to tell you if you need a drywall finisher or if he does this type of work good. Wall repairs can be 3-5 steps to do repairs ( one per day for good drying of patching material and a good sanding) this is what gives you a good paint job only using high quality paint.
Once work begins, hold brief daily meetings to discuss the job and schedule and quash any misunderstandings. If there are surprises, seek middle ground. No contract can anticipate every possibility. Materials may be unavailable. Large chunks of rotten siding may crumble along with the old paint. Exterior jobs may be stopped cold by a week of steady rain. But know that you'll pay extra if you change your mind about a color after the trim is already painted or otherwise add tasks to the project.
I am a painting contractor and have been since 2001. Make sure the estimate provides in writing: What is EXCLUDED as well as INCLUDED. It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.

Not only careful communication is essential, but we would greatly recommend, when you pick out your type and brand of paint that you go and pay for it, with the contractor's discount, which is given by Sherwin-Williams and most paint companies. Then you will know how much paint you purchased and the coverage. If it is possible, inspect the work of the painter daily.

I hired Excel Home Painting to paint the exterior of our house. I worked with the company to schedule the project from the east coast. It was a smooth process. The crew showed up on time, finished the project quicker than expected (thanks to great weather) and the house looked great. Every encounter I had, whether it was with the office staff, the project manager or the lead painter, was pleasant, straight-forward and professional. I would recommend Excel Home Painting to my friends and family. Cindy
Second coats on similar colors are almost never recogicnized as being needed until the coat is applied and has dried. ONLY THEN WILL YOU SEE WHETHER IT NEEDS A SECOND COAT or not. Yes, painters can use a cheaper paint then what you paid for. That is solved by getting your own which, I would charge extra for because I will always have to go get more, or add second coat because home owner tried to skimp on paint, or they got the wrong color etc...
