First of all, let me say that work done merits a 4 star review. The bid was middle of the road compared to others we received and we choose Excel based on their great reviews and the experience with Ryan during the bidding process. The painting crew also did a good job and we have no problem with their work. However, David, who works in Excel's office, really left a bad taste in our mouth for the whole project. We didn't love the color our house ended up being - a color match that Excel performed for us - and expressed as such. David was a nightmare to work with once we mentioned we had a problem. He had terribe customer service skills and repeatedly made us feel like it was our fault and that we were stupid. Painting our house was a big commitment and investment in our eyes, and he was not the least bit helpful in trying to get us to an end product we would be happy with. In fact, he succeeded in making us even more unhappy to the point that we gave up on even having Excel repaint to get us to a color we'd be happy with. A very disappointing experience.
I would not recommend this company for the following reasons:1. Original appointment was very specific to them on what was needed and to take photos for 3 apartment unit plumbing fixture repairs. One unit had a bathroom tub/shower backup.2. No photos taken, 3 trips later and only 1 unit completed to satisfaction. (Backup) 3. Other faucets unable to find on line with their suppliers and repair 4. Had to find another plumbing company to complete the jobs. 5. Invoicing had to be redone as not in detail of job address for tax purposes 6. Bad communication throughout the project process with their internal customer service. Their technician and project manager ordering parts. 7. For the back up. Did not bring out correct snake on both trips and had to replace lines as too small to break through backup. Costing over $800 for 3 trips just to complete that situation out. 8. Ordered the wrong parts when 2nd trip out since no photos taken to confirm what was needed. Very dissatisfied and will never ask them to work in any of our rental properties again.
Excel Home Painting was a pleasure to deal with, from the quick response to my original inquiry, to the final, beautiful end result. Ryan and David were both prompt in their communications, Francisco and his team showed up on time, did a wonderful job on our house's exterior, and finished early. You should also include expected clean-up procedures. The painters need to cover everything with drop cloths so that they do not get paint anywhere but on, well, your house. Outline what will happen if the painters make a mistake and wet paint or old paint chips end up anywhere they shouldn’t. You should also include how you want the painters to dispose of their materials.
First off, the picture on the top THAT IS A HOME OWNERS PAINT JOB. If you here a school kid or your neighbor, this is what you get. I was a painting contractor for the better part of 40 years and never saw a PAINTER (even the worst painter) leave a mess like that. Maybe the electrician or the carpenter but, that is not something a painter could even do if they tried.

Safest way to ensure that everything is fair is to get it ALL in writing , signed by both parties. Specify each item that needs repair. Also, BUY the paint YOURSELF. That way, there is no incentive to water it down, and you KNOW that you are getting the grade/quality you actually purchased. Don't be penny wise and pound foolish; if you are paying to hire a painter, buy the best paint that you can afford, to ensure maximum life of this home improvement.

I agree with you Richard, as a painting contractor for very many years, people are always looking to get more and more out of you. I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. How would anyone know whether it was done by a homeowner or not? Also did you ever stop to think that if a consumer has the knowlege to spot a dishonest contractor then by default he also has the knowlege to identify an honest one as well? And, pardon me, but just because you've never seen something has absolutely nothing to do with whether it has actually happened to someone else. Why would any honest business person be so defensive about the publishing of such useful information? First off all clients want a "deal" As a painting contractor for 38 years I can tell you that residential-commercial-industrial clients (and their needs are all diffrent. It seems this discussion mostly concerns residential repaints,so here goes--first off ALWAYS get a personal referance from a friend or co-worker. Always get an itemized contract that specifies the prep,color, number of coats, and specifics on payment. Remember you want to set up a relationship with the painting contractor of your choice. Bond, license and insurance are required to get a contractors license and are readily available online at your state Labor and Industries website. Second-- find someone you trust. He or his crew will probably be left alone in your home for most of the time. I always tell my clients that I wont bring someone to their home I wouldnt have in mine. Third--$$ Dont ever pay up front always insist on progress draws if the project is 2 or 3 phases remember If a contractor wants $3000 to do the job and you give him half up front he will be working for $1500. It WILL affect the quality of the product. In 38 years of business I have never taken a deposit and have never not been paid in full remember do what you said you would do for exactly what you said it would cost and there will be no problems with getting paid. one last reminder to clients you are also being evaluated when you interview a contractor. He is sizing you up as well. If he thinks you are a bit sketchy the the price will go up or he wont take the job at all.
